I’m thinking about selling, but I’m not sure if it’s the right move…

Me neither, not yet, but I’m happy to discuss your options.

Sometimes selling makes sense, and other times I tell my clients that waiting might be best, or keeping the property to rent out if they’re okay with being a landlord.

What we’d need to discuss:

- Your current goals/reasons why

- The condition of your property (A tour is always best. No agent/company can give an accurate list price range unless walking through the property. A best guess? Sure, but keep in mind that value range/list price may change depending on several factors.)

- What you’d be looking to move into (area, price range, wants/needs)

- What you owe on the property (total mortgages/lien amounts)

- “Today’s market” and what the movement looks like for sellers and buyers

- An estimate of what you’d walk away with at closing (in today’s market)

- Prep work (for going on the market) and projects that you’re open to, if any (completing projects are not required but some may be recommended to gain the best results)

Do you charge for this?

Discussing your goals, the game plan and process, and touring through your property together are complimentary.

Regarding the service of listing, marketing, and selling your property, there is a charge (percentage of the sales price) that depends on what’s needed. I invest my own money into listings, not company dollar, so we’d need to see what’s fair and works for everyone involved. If our goals or needs to make it work well for all of us simply don’t align, there are no hard feelings.
